Construction of 300 build-to-rent houses in Remuera set to begin

The construction of more than 300 new houses will begin next month as part of a build-to-rent project in Auckland.

Simplicity Living, owned by KiwiSaver provider Simplicity, now has resource consent for its Remuera development purchased from Ellerslie Racecourse.

Managing director Shane Brealey said it was a great location close to schools, a supermarket and a hospital and rents will be affordable.

"We are looking for residents that are looking for a secure tenure, more affordable rental opportunity for their housing solution and because we're very efficient in our design and construction and delivery, we don't have to push the rents like some other BTR operators might have to do.

Brealey said he is confident in demand for the projects under construction - the previous one, a 51-home development completed in Mount Albert, was fully leased within three weeks.

Mana whenua get larger role in fast-tracked Ōtaki racecourse development

A nearly 500-home development near the Ōtaki Māori Racecourse has been granted an expedited resource consent, but plans have been modified to offer mana whenua Ngā Hapū o Ōtaki larger involvement in the project.

The sped-up Resource Management Act (RMA) consent was issued by an independent three-person panel on Monday under now-repealed rules from the Labour government in 2020 to kickstart the economy during the Covid-19 pandemic.

The project between the Ōtaki-Māori Racing Club and developer Ian Cassels’ The Wellington Company planned to build 499 homes ‒ a mixture of standalone, duplex, terrace and walk-up apartments ‒ alongside the racecourse boundary.

There were also plans for open spaces, an early learning centre and a housing assembly and distribution facility to assemble the houses from prefabricated components.

The independent panel’s decision, published on Tuesday, said the original application had not “undertaken meaningful and early engagement” with mana whenua.

Auckland Council monthly housing update, October 2024

October highlights:

  • 1228 dwellings were consented in August 2024.
  • In the year ending August 2024, 13,748 dwellings were consented in the region.
  • 34 per cent of new dwellings consented in August 2024 were houses, 3 per cent were apartments and 63 per cent were townhouses, flats, units, retirement village units, or other types of attached dwellings.
  • 31 dwellings were consented on Kainga Ora or Tamaki Regeneration Company owned land in August 2024.
  • 1152 dwellings consented in August 2024 were inside the RUB. Over the past 12 months, 94 per cent of new dwellings consented were inside the RUB.
  • 20 per cent of dwellings consented were inside the 1500m walking catchments of the rapid transit network in August 2024.
  • 152 dwellings were consented on properties overlapping hazard zones in August 2024, accounting for 12 per cent of total dwellings consented. Over the past 12 months, 14 per cent of new dwellings were consented on properties overlapping a hazard zone.
  • 1186 dwellings were 'completed' by having a Code Compliance Certificate (CCC) issued in August 2024.
  • In the year ending August 2024, 18,886 dwellings had a CCC issued.
